RESTORATION

CONTENTS PACK-OUT, CLEANING & STORAGE

This is the part almost nobody handles, and the part that hurts most. Your belongings have to leave the building before the real work can start.

We do contents in-house: inventoried, photographed, packed, stored, cleaned, and brought back.

HOW A PACK-OUT WORKS

ITEM BY ITEM

  • Room-by-room inventory with condition photos
  • Barcode or list tracking tied to that inventory
  • Professional packing and load-out
  • Climate-controlled, secured storage
  • Cleaning and restoration by material type
  • Documented non-salvageable items for your claim
  • Pack-back and placement when the building is ready

WHY DOCUMENTATION IS THE WHOLE GAME

Contents claims fail on memory. Nobody photographed the dining set before it moved, nobody wrote down what was in the garage, and three weeks later the conversation is a negotiation about things no one can describe.

Our inventory is built before anything is touched, so when your adjuster asks, the answer is a file with photographs and dates.

WHAT CAN BE SAVED

More than people expect. Textiles, most hard goods, many electronics, and a surprising amount of smoke-exposed furniture come back. Category-3 water contact, heavy charring, and heat-warped composites usually do not. We sort honestly in both directions — inflating salvage helps nobody, and writing off restorable heirlooms is worse.

HOW WE DOCUMENT IT FOR YOUR CARRIER

We are contractors, not public adjusters. Texas law is clear that a contractor working on your property cannot adjust your claim, and we don't pretend otherwise. What we do is build the record your carrier needs: dated photographs of every affected area, written scope of work, moisture readings logged over time, and a room-by-room inventory when contents are involved.

We meet your adjuster on site so the scope conversation happens with everyone looking at the same roof and the same readings. Where your policy allows, we bill your carrier directly so you are not floating the job on a credit card.

ONE CALL HANDLES THE WHOLE LOSS

A loss rarely stays in one category. These are the pieces most often attached to this one — same company, same file, same schedule.

Where are my belongings stored?
In secured, climate-controlled storage. Your inventory is available on request, and specific items can be pulled out for you during the job.
Is contents pack-out covered by insurance?
Most policies cover contents handling and storage as part of a covered loss. Coverage limits vary, which is exactly why the inventory and photographs matter.
