A coating is not a cheap replacement. It is a way to extend a roof that is worn but structurally sound, at a fraction of tear-off cost and without the disruption.

The decision hinges on one thing: whether the existing system is dry.

WHEN A COATING IS THE RIGHT CALL

Good candidates are aging but intact TPO, EPDM, modified bitumen, and metal roofs with sound insulation and limited ponding. We core sample and run a moisture survey first. Wet insulation under a coating stays wet permanently, and you have bought a very expensive lid.

SILICONE VERSUS ACRYLIC

Silicone handles ponding water and holds up under North Texas UV without chalking quickly, which makes it the usual choice on flat roofs with drainage limitations. Acrylic costs less, breathes better, and works well on sloped metal with good drainage. Both need proper surface prep, seam reinforcement, and a mil thickness that gets verified rather than assumed.

COMMON QUESTIONS

How long does a coating last?
Warranted systems commonly run 10 to 20 years depending on product, mil thickness, and substrate. They are renewable, so a recoat at end of warranty is a wash-and-apply rather than a tear-off.
Can you coat a leaking roof?
Leaks are repaired and wet insulation is replaced before coating. Coating over active moisture traps it.
